The book opens with a letter by Milwaukee Mayor John Norquist, who is president of the board of directors of the Congress for the New Urbanism (CNU), which published the book. A foreword by real estate analyst Jonathan Miller of Lend-Lease Real Estate Investments explains the big picture of why malls are dying and why New Urbanist neighborhoods make sensible replacements. Chapter One covers the trends and similarities among greyfield conversions: they almost all include homes, for example, and local governments are always major players in the conversion. Chapter Two provides detailed case studies of projects in California, Colorado, Minnesota, Florida, and Tennessee. Chapter Three provides pro-forma development information about twelve regional and super-regional malls, along with brief descriptions of two smaller projects. An appendix provides contact information of developers, designers, and public officials involved in each project.
